What We Offer

It depends on scope. A simple renovation (one room, finishes only) lands in 2–4 weeks. A full residential build runs 4–9 months. Commercial and industrial projects are quoted per scope. We commit to a written timeline in the contract and stick to it — delay penalties are standard on our larger contracts.

Yes. Every project gets a written, itemised quote with a 30-day validity window. The quote is binding for the scope we describe — if you add scope mid-project, we re-quote the delta before any extra work starts. No surprise invoices, ever.

Standard residential: 30% mobilisation deposit, 40% mid-project milestone, 25% on practical completion, 5% retention released after the 90-day defects period. Commercial schedules are negotiated per contract. We accept bank transfer, M-Pesa, and cheque. No cash payments on site.

We work across all 47 counties. Most of our active projects are in Nairobi, Kiambu, Machakos, Kajiado, Nakuru, and Uasin Gishu, but we take on projects country-wide. For sites outside a 2-hour drive of Nairobi, we factor in mobilisation costs and accommodation for the crew in the quote.

Both work. We supply on most projects because it lets us enforce material quality and warranty the finished work. If you'd rather supply your own materials, we can mark that as a client-supplied item in the quote — just know that workmanship warranty may be limited on those items.

All structural work carries a 10-year warranty. Waterproofing is 5 years. Finishes (paint, tiles, cabinetry) follow manufacturer warranty, typically 1–3 years. Every project comes with a defects liability period — we fix any defects that show up in the first 90 days, free of charge.
